~ Your Real Team for Real Estate Situations ~

There's more than just your Realtor that makes up your Real Estate team. An experienced agent has worked with hundreds of different lenders, inspectors & settlement companies. They'll be able to guide you to the professionals who work just as hard as they do to ensure that your transaction goes as smoothly as possible. Here's the people who make up your "team:"

LENDER:
This person is in charge of the mortgage/loan side of things. They start with getting you preapproved, guiding you through the mortgage application process, order your appraisal on time & get all of the required financial information needed for underwriting. A good lender will:

- Be available when you need them (real estate doesn't stop on the evenings or weekends!)
- Will communicate often with the buyers & your Realtor to help keep things moving. 

INSPECTOR:
This is the person you hire to give your home a good once-over to report on the structural & mechanical integrity of the home. They provide a report which gives the buyer the opportunity to renegotiate any surprising items with the seller. A good inspector:

- Encourages the buyer to be present during the inspection
- Is thorough in their report but presents the information in a way that doesn't exacerbate issues
- Is available after he inspection to answer any questions or clarify items in the report.

TITLE/SETTLEMENT COMPANY:
These are the people that ensure the house can be transferred with clear & marketable title & that the seller satisfies all liens on the house before/at closing.  They are responsible for communicating with the Realtor & lender to ensure that the settlement statement (details all the financials of the transaction) is accurate & provided in a timely manner. A good company & closer will:

- Communicate often with the Realtor & buyer
- Give direction on any municipal requirements needing satisfied
- Will run the closing in a clear & efficient manner. 

Choosing your team members isn't my decision - it's the decision of my buyers. I'm ready to cooperate with whomever they feel is best for their team or recommend the professionals that I personally chose when I purchased my home. I know that all too often, the team members make or break a deal - each can be a help or a hindrance along the way.
