Why spend money on a "pre" inspection when the buyers typically get their own?
There are 3 EXCELLENT reasons to consider spending a few hundred dollars on a pre-inspection:
1. You can address surprising concerns & before listing & essentially make them a non-issue.
2. You can disclose the full report which takes away the buyer's negotiating power when they get their own inspection report (can't double-dip on info!)
3. You increase the chances of the buyers waiving their own inspections
